‘Title Deeds’, ‘House Deeds’ or ‘Property Deeds’ historically consisted of a large bundle of lengthy documents/deeds. Following modernisation and digitalisation of the land registration system, they are no longer the main title documents of land and property as they have now been replaced by the Title Register and Title Plan.
A Title Register contains full ownership information, including the name and address of the owners. It also contains other important information, such as rights of way and other easements, maintenance responsibilities, registered financial charges/mortgages, restrictive covenants, details of any lease agreements, details of previous transfers and conveyances, it’s tenure (e.g. freehold, leasehold or commonhold), it’s unique title number, purchase price and more.
A Title Plan reveals information on the boundaries and shows the extent of the property owned. It also indicates maintenance responsibilities, rights of access and other easements, and covenants by markings and colours. Markings and colours used in the the Title Plan are described and explained in the Title Register.
